LPA Vice President, Patrick Hillier AIA, gave a hard hat tour of the newly renovated Daybreak Teen Shelter / Housing and Training Facility to about 20 architects, engineers and contractors associated with the Dayton Chapter of the American Institute of Architects. The discussion started with a history of Daybreak and their goals
of the project to consolidate their various functions throughout the
city into one facility. The challenges of working with an existing
1900’s era building were noted such as structural repairs required
to flooring, upgrades to meet current codes as well as façade
repair. Also discussed were the pros and cons of design build versus
the traditional design bid build and how it impacted this project. The group then moved onto touring the building. The 3rd floor office areas of the building are nearly completed and expected for early owner move in with partial building occupancy. Because of the focus on the 3rd floor, many of the areas are less finished or even just rough framed. This gave a good view of the building existing conditions that LPA had to deal with all the way to what to what it will look like completed. The owner is looking to move in mid March, with total occupancy in April.
